South Terwillegar is another of the south side’s very new developments with over 90% of construction having taken place since 2001. South Terwillegar is planned to be a mix of low and high-density residential units; over 80% are large single-detached homes, with the rest being semi-detached homes and row houses.
Features of South Terwillegar include an attractive stormwater lake and many walking trails and small parks throughout the neighborhood. The area is over 90% owner-occupied and popular with young families; almost 30% of residents are under 20, only 5% are over 60.
Unsurprisingly for such a young neighborhood, very few residents have lived there for long; only 9% are classified as “non-movers”.
As with many south-side neighborhoods, South Terwillegar sees an average household income that is quite high compared to the city’s average by almost $50,000.
Residents enjoy a quick commute to both the city’s west end and south side via the Whitemud and are only minutes from connecting to the main arterial that is Anthony Henday Drive – this allows for intercity mobility regardless of which district is your destination.
