Bounded on the south by 167 Avenue, on the east by 82 Street, and on the west by 91 Street, Klarvatten to the north is mainly undeveloped rural land located within the city limits and bordered by the north leg of Anthony Henday Drive.

Like other neighborhoods in the north side’s Lake District, Klarvatten has an aquatically-themed name that is Swedish for “clear water”.

Klavatten is a rather new neighborhood. Its development plan was approved by Edmonton City Council in the 1970s, but most of it was built in the 2000s. Its centrally located park and large storm water lake make the neighborhood very attractive and provide significant space for outdoor recreation.

As a beautiful new neighborhood of 86% single-detached homes, Klavatten understandably has a 96% rate of home ownership amongst its population of young residents; approximately 70% are under 40. Good proximity to the Canadian Forces Base makes it a great choice for those working for the military.

Klavatten is considered to be one of the north side’s most prosperous neighborhoods, and almost 40% of households make over 100,000 a year.
