How to Buy a Home in Edmonton

I want to talk to you about what I do with my buyers in terms of helping them and guiding them through the buying process and buying a home in Edmonton.

So the very first thing, the most absolutely important thing to do, is to work with a mortgage broker. You want to call them right away.

You want to find out your situation, it’s very important,  can you get a mortgage? Second of all, what type of mortgage can you get? This process sometimes requires one phone call to figure that out because your situation is straightforward, sometimes it actually may be a while before you’re able to buy.

After talking to the mortgage broker, there may be a plan put in place that you have 3-6 months, a year maybe, before you can actually purchase. So it’s really important to talk to a mortgage broker as your very first step to buying a home.

The second huge step for you to make sure you take is figuring out the location. So my suggestion in the Edmonton area is to take a drive around. You want to consider where you work, where your family lives, where your friends live.

How close do you want to be to your family and friends? How close do you want be to work? But just also take a drive around.

You might think I would have said you should start online because a lot of searches with buyers start online. Lots of them.

Over 90% of people start looking at homes online, but I highly recommend the value of driving around the city and getting to know the area because it’s one thing to look at home that you fall in love with, but it’s another when you realize that the home is in a location that is not desirable at all or is super far away from where you need to be.

I would highly recommend taking a drive around, taking a look at what’s there in terms of amenities, how close it is to the main arteries, like the Anthony Henday or the Whitemud, and how close you want to be to your family and friends.

So the third thing I want you to think about is your type of home. So what kind of house do you want to live in? Do you want to live in a house that you can renovate and gets an equity back, and build equity that way? Do you want a home that you just move in and you don’t do anything with because you’re just too busy and don’t have the time for? Or do you want a home that’s brand new, that has warranties with the builder, and you’re safe in that regard, but you still have to do landscaping. You still have to do fence. You still have to buy window coverings.

Maybe you want to pick all your finishings because you don’t want to renovate. Those are all things you want to consider when buying a home in Edmonton. We have a whole bunch of different options for you as a buyer.
